This partial renovation / partial addition will reorient the focus of the house to the back yard with views to Calabazas Creek and beyond. The two wings of the house parallel the skewed side property lines, maximizing the usable outdoor space, while creating an outdoor entry vestibule and a rear yard courtyard that splays open toward the view.










Fairlawn Avenue, Daly City, CA:
A small bungalow style house in Daly City is getting a face lift as well as an enlarged kitchen and new family room. The addition is light filled and airy while remaining cozy- a requirement for this pied-a-terre which will be used as a home away from home and for occasional entertainment.












Warren Drive, San Francisco, CA:
This one story house on top of storage and parking will be updated to fit the needs of a growing family. The lower storage area will be converted to a family room with the addition of an interior stair. French doors to the rear yard will extend the space into the rear yard and the views beyond. A new laundry, bath and storage room will also be added. Upstairs, the kitchen will be opened up to the dining area and a new deck will be added off of the living room. The project consists of doubling the square footage by adding a second living level and opening the house up to the garden. Doors, windows and balconies will spill out to the south, bringing the outdoors in.

A small addition and internal reworking of this existing single family house will allow a young familly to take advantage of their rear yard. Cedar channel siding, sunshades and a large roof overhang define the exterior while the interior will take advantage of the high existing roof line by opening up the ceilings it. Construction scheduled for 2009.
